1. To lead and manage numbers of property management sites assigned by top management from time to time. 2. Monitor, supervise, follow up and give guidance to sites on operational, administrative and financial issue and update top management on progress timely. 3. Proactive, efficient and effective management to achieve company s KPI s on collections charges, maintenance and management and customer satisfaction in compliance to company policy and procedures, house rules, Strata Management Act 2013, Strata Management Regulation 2015 and other relevant by-laws. 4. Draft and approve necessary circular, notice, procedure (SOP) for site and train site staffs on company Quality Management System (QMS), company polices, building maintenance and management, Strata Management Act, Strata Management Regulation, ROS Act and Regulations, other relevant acts and statutory requirements. 5. Plan, organize, lead and attend schedule meetings with clients (Developer, JMB, MC, RA) or contractor regularly and attend top management meeting as and when required. 6. Ensure any AGMs/EGMs are carried out timely for all relevant sites, inclusive of being the host of the AGM/EGM and ensure smooth operations for these meetings. 7. Liaison and advise client (Developer, JMB, MC, RA), owners and residents on building maintenance and management matters, house rules, Strata management Act and Regulations, ROS Act and Regulation, complaint and feedback to ensure issues resolved systematically, timely and effectively. 8. Lead site to take appropriate action for debt recovery action, complaint management, continues improvements activities, supplier management and well plan maintenance work. 9. Manage and eliminate all risk related to operational matters, legal exposures, liabilities that may affect company image and client. 10. Review, comment, verify and approve on all necessary financial and administrative reports, correspondence when necessary. Requirements 1. Master/Degree/Diploma in Property Development / Real Estate Management and Valuation Property Management, Engineering or related field. 2. Well versed on Strata Management Act, Strata Management Regulations, Registry of Societies Act (ROS), Local Government Act, Housing Development Act, Building Maintenance and Management and Building M&E system. 3. At least 7 years relevant working experience in managing Strata development, Gated and Guarded development or shopping complex. Inclusive of 2 years working experience as area manager or property manager. 4. Strong leadership skills, self-motivated, independent, proactive, results oriented and able to work under pressure. 5. Possess good interpersonal communication skills. Good command of oral and written skill in English and Bahasa Malaysia 6. Computer literate and versed in Microsoft office or any similar applications.
